Renier Fast-Tracks Construction and Builds Johnstown's First LEED Eligible Project for Thirty-One Gifts New Headquarters

Renier Construction recently secured the full building permit for the Thirty-One Gifts, LLC’s new headquarters building located within the Johnstown Industrial Park at 231 Commerce Boulevard.

Thirty-One Gifts is relocating its headquarters from Chattanooga, Tennessee to Johnstown. The 97,000 square-foot structure contains warehouse, distribution, production and administrative space. The facility is located on a 31-acre site that will accommodate future expansion. The company expects to hire 60 to 100 employees at the Johnstown location.

William Heifner, President of Renier Construction, stated, “By using the design-build construction approach, Renier was able to fast-track the project and begin construction for Thirty-One Gifts while the architectural drawings were being completed.” Johnstown’s Building Department worked cooperatively with Renier, allowing the building permit to be pulled in three phases as drawings were completed and approved.

Despite the fast pace of the design-build process the project architect, Architectural Alliance, and Renier Construction have positioned the project to pursue the LEED Silver designation through the USGBC program. Thirty-One Gifts will be the first LEED Certified project in the Village of Johnstown.

The building’s energy efficiency is 30% better than the Ohio Building Code requires. Energy efficient features include:

  • Light harvesting (lights nearest windows will automatically turn off at specific brightness levels)
  • LED light fixtures that use less energy and create dramatically less heat, which in turn saves on air conditioning costs
  • Water-use reduction with low-flow toilets and high efficiency sink fixtures
  • Instant, tank-less water heaters

Thirty-One Gifts will move into the facility beginning December 1, 2009. Thirty-One Gifts’ project investment is $5.5 million; the Ohio Tax Credit Authority approved a six-year, 45% tax credit for this project.
